Service for the Underserved, Inc. (S:US) is a dynamic and growing social service andhousing agency with over 40 years of experience in providing housing and services to the most vulnerable in New York City.
The Maintenance Dispatcher’s responsibility is to receive all requests for maintenance and repair work; and dispatching work orders to appropriate personnel, in real time
II. ESSENTIAL DUTIES & RESPONSIBILITIES:The following requirements pertain to the aforementioned position. Qualifying individuals must have strong communication skills, including phone and electronic messaging. Applicant must work well as team member.Daily responsibilities include:• Review all maintenance work order requests and assign to appropriate mobile team• Assess and prioritize work requests• Follow up and insure that work requests are completed in a timely manner• Close out work requests through electronic system• Create necessary work requests based on work requisitionsMonthly responsibilities include:• Prepare and submit monthly maintenance report for V.P. • Calculate percentage of work orders submitted, percentage completed as well as those which remain outstanding• Ensure that Superintendents submit their monthly completed work order reportsAdditionally, the Maintenance Dispatcher must coordinate with the Vehicle Fleet Manager and maintain a Log of Facility Maintenance Vehicles. This includes:• Updating and notifying maintenance staff of required periodic insurance, registration, inspection, oil changes and vehicle condition.The Maintenance Dispatcher will also ensure that in-house building inspections are completed weekly and reports are submitted every month.

REQUIRED EDUCATION AND EXPERIENCE:
• Must have knowledge of Docuware: Ensure that all purchasing and service invoices are processed into the Docuware System within 30-40 days of receipt for payment• Must maintain daily attendance and punctuality to ensure daily goals and needs are met• Must have strong computer skills, including Yardi and Excel• Must have good communication skills to coordinate work with program staff• Must have minimum GED/HS diploma and computer certification
